Property manager loses it when renter buys a house, attempting to withhold the deposit and push pre-move-out inspections before getting blocked by lease terms and a small claims threat

  • Slumlord property management absolutely furious I bought a home.

  • Been renting from this slumlord for 850 for a 500 sq ft apartment for 4 years. It's one of the cheapest places in my city
  • (major city in large metro area), so I stayed to stack our dough until the last time we move is into a home we own. Just got the pre-close docs yesterday
  • and the all clear from underwriting; we own a home in less than a week. Lease is up Sept 30th. We had a baby in
  • January and just purchased beautiful 3-bed, 2-bath townhome in a quiet part of town.

  • The property manager is extremely salty about it. Basically told us outright he was going to keep our deposit. I said fine, see
  • you in court then because the unit is immaculate. He then hinted that I wouldn't be getting
  • a reference from him, to which I said that's perfectly fine, no need because we aren't renting anymore, we bought a home.
  • Cue him realizing there is really nothing he can do to us to "punish us" for not being nice. and licking his boot whenever he wants.
  • He is now asking for a "pre- move out" inspection, which in my state is not allowed for non-
  • maintenance reasons. It's actually in our lease that the last inspection must be done when
  • all personal property is removed, and it's been cleaned/returned to broom-swept condition. Basically, he wants to get in here
  • and see how the unit looks so it's easier to make up damages later (there are none; it is in perfect condition and I patched
  • all nail or screw holes already and repainted) I replied with a screenshot of our lease stating that we have to remove personal
  • property first and clean before inspection can be completed and that we deny entry.
  • Now he's asking what exact date we leave, which doesn't matter because our lease ends on Sept
  • 30th and we will be paying rent until then, so entry rules and regulations still apply.
  • Now he's asking for PICTURES of the unit (that we are still living in) so he can talk to his contractors about the
  • renovations they want to complete. Said no, you can get pictures at final walkthrough and inspection.
  • He then called me several times, to which I texted him and said, because of previous negative interactions, I will only
  • communicate through text or email. The little typing bubble. has been popping up on my
  • phone for over 20 minutes now, so I know one of his inane ramblings is coming soon.
  • I've sued in small claims and won before and will do it again. No sweat off my back. Don't be afraid if you are renting to take
  • advantage of the usually very lenient courts as much as possible. They almost always rule in favor of the little guy, and
  • my last civil case awarded me 2x my deposit as punitive damages. It's not hard. They don't care
  • about stepping on your rights, so you shouldn't care about stepping on theirs.
  • Not looking for advice, just thought this was funny. Remember, landlords don't usually care about you, and you shouldn't put their convenience over your goals.
